Adult Residential Facility

We are a part of the solution!

What is ARF?

ARF (Adult Residential Facilities) is a non–medical facilities that provide structure, room, meals, housekeeping, supervision, storage and distribution of medication, non-medical and personal care assistance with basic activities like hygiene, dressing, eating, bathing, and transferring.

THE ONGOING PROBLEM

Thousands of Beds Needed

According to the responses gathered from California counties in the 2021 CA Behavioral Health Planning Council survey, there is a significant demand for ARF beds, with an estimated total of 4,052 needed to support individuals suffering from serious mental illness adequately.

Home Prices

Rising home prices make it increasingly difficult for vendors to start Adult Residential Facilities (ARFs) to support individuals with developmental disabilities. High property costs and limited affordable options force vendors to compete for suitable homes, pushing expenses up further.

HOW WE'RE HELPING

Providing the Home

Think Real Estate Benefits supports vendors by providing the necessary housing for Adult Residential Facilities (ARFs), simplifying the startup process for those looking to provide care for individuals with developmental disabilities. By handling property acquisition and management, Think Real Estate Benefits allows vendors to focus on care delivery rather than real estate logistics. This arrangement makes it easier and more cost-effective for vendors to establish and grow their businesses in a challenging housing market, fostering more accessible and stable care environments for residents.

Implementation

Think Real Estate Benefits will facilitate the connection of licensed vendors/providers through the State of California and San Diego Regional Center, with suitable properties to establish a licensed Adult Residential Facility (ARF). Implement leases and ensure the professional management of the properties is up to compliance with California Division 13 Housing Rules and Regulations, Health and Safety, Building Codes, and San Diego Regional Center.
